Our simplified and transparent approach to legal fees.

We can arrange deferment of the outlays for a period of 6 months, or until your property is sold (Whichever is sooner.)

Buying a Property – Outlays When buying a property there are other fees, taxes and dues which may apply, these are listed below.
Type of Work Cost Estimate
Registration fees for registering the title deed and Standard Security in the Land Register of Scotland. This  amount varies according to the value of your property  For example, the registration fee for a £250,000 house is £530
Registration fee for Advance Notices in the Register of Scotland to warn the Keeper of the transaction £20 per deed
Tax – LBTT and ADS need to be paid if applicable – you can visit the Revenue Scotland website to calculate how much this may cost you as it will depend on the value of the property Click here to Calculate
Search fees when you are purchasing a new build property (as the builders do not normally provide the necessary searches) £310 per search

Our fees are based on the type of application or renewal requested. There are additional dues & surcharges (where applicable) that are paid directly to the Home Office by the applicant. Full information will be provided at the initial consultation.

We charge based on the time spent dealing with the matter.  In most cases, the fee is assessed by an independent party, either the Auditor of the Sheriff Court or a Scottish Law Accountant, based on our letter of engagement.

Indicative Costs:

The following costs provide an example of the fees that may be charged for our services:

  • Basic estate administration: handling simple estates with minimal assets and liabilities, small number of beneficiaries
  • Medium size estate: larger number of assets, an Inheritance Tax return may be needed, there are legatees as well as beneficiaries
  • Complex estate administration: managing estates with multiple assets, significant liabilities, or complex tax issues, multiple beneficiaries.

Please note that the fees mentioned above do not include the cost of any property conveyancing.  Please also note that for estates where there is no Will, there will be additional procedures to follow such as petitioning the Court for the appointment of an Executor and in most cases a Bond of Caution will be required (an insurance policy protecting beneficiaries of the estate from any mistakes made by the Executor in the distribution of the estate funds).
